It is important when using an appraiser that you use someone familiar with the area. For example, if you have a home being appraised in Rio Rico, AZ which is in Santa Cruz County you need to be aware that septic systems are common and that the market does not react negatively to them while in the next town over, Nogales, most home are hooked into the sewer system. In addition, Nogales has had less of a fluctation in values when compared to Rio Rico and Tubac because Nogales is almost built out and did not see the large amount of new construction that  Tubac and Rio Rico did.

Another example, in Pima County are the towns of Green Valley and Sahuarita. Green Valley has many age restricted communities and a larger percentage of cash buyers than Sahuarita. Green Valley has had less of a decline in values overall than next door Sahuarita.
